We asked one of the top producing real estate firms in Colorado, Beals and Company, how much would a finished basement add to the value of a home?

A professionally finished 1500 square foot basement should add $52,500 to $97,500 (35.00 – 65.00 per square foot) to the value of your home depending on your neighborhood, if your basement is a “walk-out” or below grade space and the amenities you elect to put in your basement. We recommend you use an open concept floor plan, 1 or 2 bedrooms, office/exercise room with French doors, finished full bathroom and a large family/recreation room. Try to make the transition between the basement and the rest of your home as seamless as possible, (i.e.: same carpet, paint, doors and trim).

Having a finished basement greatly enhances the sale ability, as many people do not have the money to spend after making such a large purchase.

We work with real estate investors that will buy a house, finish the basement and sell it for a nice profit.

Be careful not to get carried away with the amenities. You might like the idea of a wet bar, a steam room/sauna, 52” plasma TV but understand it will only be an additional expense that you will probably not be able to recoup.
